Rental terms

Thank you for your interest in our apartments. Find out below our general rental conditions such as the booking process, the tenant commitment, cancellation policy, etc.

Leasing contract

As soon as we receive your final agreement for the rental of an apartment, the leasing contract (PDF format) will be sent to you by email. Once completed and signed, you must return it as soon as possible by regular mail along with a deposit check (see below).

Rent

The amount of the rent expressed in euros, all expenses included, is to be paid at the handing over of the keys. The price of electricity, water, gas, heating and cleaning services are included in the total cost of the lease. In addition, this rental is not subject to the payment of extra taxes.

The security deposit amount can not be deducted from the rent, it is not cashed by the landlord, the only exceptions are under the scheme of arrangment(see below, paragraph deposit). If the tenant does not pay the full amount of the rent upon arrival, the owner will again use the premises without having to repay the security deposit.

Security deposit

A deposit check of minimum amount of 300 euros (or equivalent in U.S. dollars, Canadian dollars, Australian dollars, pounds, depending on your currency) must accompany the return of the contract completed and signed. This check guarantees your reservation until your arrival date and ensures the apartment during your stay. The check will be returned at your departure or at the latest within 10 days of your departure. The amount of the deposit varies depending on the length and total cost of your location.

The security deposit may not be considered by the tenant as a rent payment. It will only be banked in case of damage by the tenant or late cancellation (see below). If the amount of the costs of the damage exceeds the amount of the deposit, the tenant is committed to pay for the prejudice after the departure inventory. In return, the owner agrees to give proof of the amount needed to repair the housing.

In case the dispute would not be settled on friendly terms, the justice court of the location of the rental housing is the only one responsible.

* According to the duration and cost of the rental, the amount of the security deposit asked can raise up to 1 200 euros to guarantee your reservation.

Last minute

When the arrival date is too close to the reservation date (less than two weeks) to allow a shipment by registered mail, the contract documents will be remitted by electronic means. Upon receipt of the contract, the tenant must print, complete, scan and then send it by email with a copy (both sides) of its credit card.

When the keys are handed to the tenant, a deposit check (or cash) should be given to ensure the accommodation during the stay. The bank details of the tenant only guarantee the reservation; no deposit shall be withdrawn from the account of the tenant unless cancellation from his part.

Inventory and report on state of repair

Inventory and report on state of repair will be established at the arrival and again at the departure of the tenant.

Tenant's commitment

The tenant agrees:
1. not to bring additional people without the permission of the owner;
2. not to sublet the housing;
3. to enjoy peacefully the apartment.

Check-in / Check-out

Rental begins at noon and ends no later than 10:00 AM the last day indicated in the contract. The keys will be directly remitted at the apartment at the time chosen by the tenant (with no restrictions), in compliance with the conditions listed above. However if the tenant wishes to arrive earlier or leave the apartment after the time limit specified, we will try our best to find an arrangement convenient for all.

Cancellation

All cancellation earlier than two months from the date of arrival will lead to full return of the security deposit. If not, the deposit check will be returned only if another tenant books the apartment in the same period.
